Job Description:

JOB SCOPE: Reporting to the East Coast Regional Construction Manager, the Project Manager will provide direct support to the Construction Management team on active construction projects in the East Coast Region, including both major rehab and new development in the market rate and affordable multifamily markets. Responsibilities include coordination of all construction related tasks, plans, budgets, and schedules implemented by the construction team. The Project Manager will travel for the purposes of quality control, job site inspections, draw reviews, and city meetings as required. JOB DUTIES: Job duties/responsibilities will include: Front-end Due Diligence, including analyzing and understanding property condition reports, environmental, and other speciality sub-consultants. Develop the appropriate project scope/budget/schedule and logistics plans. Identify/qualify deferred maintenance, building deficiencies and necessary capital improvements based on his/her own and vendor site assessment(s). Provide proposed solutions to solve building deficiencies and regulatory requirements. Source and manage the Design Team, Vendors and Contractors. Manage the development of architectural and engineering plans and specifications. Be accountable for permitting approvals by local jurisdictions as it relates to the project schedule. Continually manage construction budgets/contracts/schedules throughout the project(s). Coordinate contractor access, logistic items, utility shutdowns and notices with our Operations and Property Management staff. Oversee quality control of construction tasks, perform pre-and post-construction acceptance reviews. Escort design team, lenders, and other project stakeholders through construction sites to perform status reviews and draw meetings. Ensure safety guidelines for contractors, and residents, are followed on all job sites. REQUIRED SKILLS: Making the call: Strong problem solving, investigating, and critical judgment skills for all proposed scopes of work. Ability to correlate proposed project scopes of work with asset lifespan/durability/detriment. Able to think like an owner. Able to read, understand and value engineer construction documents/contractor scopes of work. Able to vet contractor proposals/scopes of work (including but not limited to waterproofing, roofing, painting, flooring, fire/life safety, mechanical, electrical, plumbing,faade, elevator). Knowledge of tools, materials, means and methods used in occupied renovation projects on multifamily residential properties. Proficiency in Microsoft Excel and Word is required. MINIMUM QUALIFICATIONS: Bachelors degree preferred emphasis on engineering, architecture or construction management. At least 2-5 years of experience in real estate, focused on construction, architecture, renovation, engineering, asset management, or related discipline. Hands-on construction experience preferred. Experience with occupied apartment renovation/rehab projects would be preferred but not mandatory. PERSONAL ATTRIBUTES: Highly accountable: able to take ownership, meet deadlines, follow-through. Able to work collaboratively in a small team environment; can roll up his/her sleeves and pitch in where necessary in a lean organization. High integrity. Sense of humor.
