Description: Reports to: Residential Maintenance Manager / Property Manager Job Overview: An Apartment Community Grounds Person, often referred to as a Groundskeeper or Maintenance Worker, is responsible for maintaining the cleanliness, safety, and overall appearance of the apartment Community's outdoor spaces and common areas. Below is a general job description for this role: Job Title: Apartment Community Grounds Person Job Overview: The Apartment Community Grounds Person is responsible for performing a variety of tasks related to the maintenance and upkeep of the property's exterior and common areas. This includes landscaping, cleaning, and ensuring that the apartment Community is safe and aesthetically pleasing for residents and visitors. Key Responsibilities: - Landscape Maintenance: - Mow lawns, trim hedges, and maintain garden beds. - Plant and care for flowers, trees, shrubs, and other landscaping features. - Water plants and grass as needed, ensuring proper irrigation techniques. - Apply fertilizer and pesticides in accordance with safety guidelines. - Cleaning and Trash Removal: - Collect and dispose of trash and litter throughout the grounds, parking lots, and common areas. - Empty trash cans and recycling bins regularly. - Maintain cleanliness of walkways, sidewalks, and entrances. - General Maintenance: - Perform minor repairs on fences, gates, and other outdoor structures. - Check and clean outdoor lighting fixtures, ensuring they are functioning properly. - Snow Removal (Seasonal): - Shovel snow and apply ice melt to driveways, walkways, and parking areas during winter months. - Maintain salt spreaders and snow removal equipment. - Safety and Security: - Report any hazardous conditions, such as broken fences, lights, or unsafe walking surfaces. - Monitor and maintain security features like gates and access control systems. - Customer Service: - Occasionally interact with residents to address concerns related to the grounds and common areas. - Maintain a positive and approachable demeanor while interacting with residents and visitors. - Inventory and Supplies: - Monitor and maintain inventory of groundskeeping tools, equipment, and supplies. - Assist with ordering necessary materials for landscaping and maintenance tasks. Skills and Qualifications: - Experience in groundskeeping, landscaping, or facility maintenance is preferred. - Ability to operate lawn care equipment, including mowers, trimmers, and blowers. - Knowledge of basic landscaping techniques and gardening practices. - Ability to lift and carry heavy objects (up to 50 lbs). - Ability to work outdoors in various weather conditions. - Strong attention to detail and organizational skills. - Ability to follow safety guidelines and ensure a safe working environment. - Good communication skills to interact with residents and team members. - Basic knowledge of tools and equipment maintenance. PM21 Requirements: Physical Demands: - Frequently standing, walking, bending, and kneeling. - Occasional lifting and carrying heavy items. - Working outdoors in various weather conditions (heat, rain, cold, snow).
